By confirming your booking, you acknowledge that you have read, understood, and agreed to be bound by the following terms. 1. Booking and Payment A valid credit card or accepted payment method is required to secure the reservation. Full payment is required at the time of booking unless otherwise agreed in writing. Prices include VAT and applicable local taxes unless stated otherwise. We reserve the right to cancel or refuse any reservation in case of incorrect pricing, suspected fraud, or violation of these terms. 2. Check-In and Check-Out Check-in is available between 3:00 PM and 8:00 PM. Late check-in may be subject to availability and additional charges. Check-out must be completed by 11:00 AM on the departure date. Unauthorized late check-out may result in additional fees. Early check-in or late check-out requests are subject to availability and must be agreed in advance. Guests may be required to present valid identification at check-in in accordance with local regulations. 3. Cancellation and No-Show Policy Free cancellation is available up to 14 days before arrival unless otherwise specified at the time of booking. Cancellations made within 14 days of arrival may incur partial or full charges. In case of no-show or early departure, the total booking amount remains payable and non-refundable. 4. House Rules and Guest Conduct Maximum occupancy must not be exceeded. Smoking of any kind, including electronic cigarettes, is strictly prohibited inside the property. Pets are not allowed unless explicitly authorized in writing. Parties, events, or gatherings are strictly prohibited. Quiet hours must be observed between 10:00 PM and 8:00 AM. Guests agree to respect neighbors and local regulations at all times. We reserve the right to terminate the stay without refund in case of serious breach of house rules. 5. Security, Damages, and Additional Charges Guests are fully responsible for any damage caused to the property, furnishings, or equipment during their stay. Costs for repairs, excessive cleaning, missing items, rule violations, or unauthorized guests may be charged to the payment method on file. A security deposit may be requested where applicable. 6. Use of Property The property may be used solely for residential purposes. Commercial use, subletting, or transferring the booking to third parties without prior written consent is prohibited. 7. Liability Disclaimer To the maximum extent permitted by law, the property owner shall not be liable for: Loss, theft, or damage to personal belongings Injuries, accidents, or incidents occurring during the stay Interruptions caused by force majeure, utilities failure, or circumstances beyond reasonable control Guests use the property at their own risk. 8. Privacy and Data Protection Personal data will be processed in accordance with applicable data protection laws and used solely for purposes related to the reservation, legal obligations, and guest communication. 9. Compliance with Local Laws Guests agree to comply with all applicable laws, community rules, and regulations during their stay. 10. Governing Law and Jurisdiction These Terms and Conditions are governed by Italian law. Any disputes shall be subject to the exclusive jurisdiction of the courts of Rome, Italy. 11. Acceptance of Terms By completing the reservation, guests confirm that they have read and accepted these Terms and Conditions in full.
